先日お伝えしたイリカイコンドもその一つですが、築年数の古いコンドミニアムの購入には良い点もあります。
日本での減価償却が短い年数で出来ること（購入する物件の価格とリノベーション工事の費用両方）、お部屋の間取りが広いこと、良い景色の物件を比較的安い値段で購入出来ることなどがあります。
勿論リスクもあります。建物全体で「若返り」の工事、例えば配管工事やスプリンクラーの新たな設置をしなければならない時、各ユニット所有者の負担の金額が高くなることはその一つです。リスクと利点双方を考えて、購入し、リノベーションに臨んでください。各お部屋での工事でも、「老朽化」のための思わぬ出費も想定出来るため、その予算も十分考慮し、その分とっておいてくださいね。
特にバスルームとキッチン廻りの改修は、またマーケットに売りに出す時の大きなプラスになりますので、その点もご考慮下さい。インテリアデザイナーからのアドバイスです。

Waikiki’s condo Ilikai… I introduced the unit renovation the other day. Purchasing a condominium built a long time ago has more than few merits.
For Japanese buyers, Japanese tax merit for deduction (purchased price as well as renovation cost), nice size rooms for the price and beautiful views from the rooms, etc.
Of course, there is also a risk. “Revitalizing” the youth of the building can cost individual unit owners from time to time. For example: plumbing duct replacements and installation of sprinkler systems.
You need to compare the notes and numbers between risks and with realtors who have lots of knowledge and experience in these areas and they should guide you to know what is the best for you within your budget.
As a designer, we recommend to renovate bathrooms and kitchens. The renovations of those areas will help you when you decide to resell the condominium on the market after these renovations.
